  • Location: Kannur, Kerala

  • Approximate Size: 4-acre lush property

  • Spaces Covered: 5 bedrooms, dining hall, courtyard, recreation room, patio

  • Engagement: Interior renovation design consultancy

  • Timeline: 4 months

  • Budget Category: Premium

  • Goal: Overhaul and aesthetic upgrade for a heritage property to be operated as a holiday home.

Client Brief and Requirements

Our client wanted a complete interior refresh to elevate the property into a benchmark heritage holiday home experience, one that feels authentic to Kerala’s coastal roots while meeting modern guest expectations for comfort and visual appeal.

Renovation Scope (Interior)

  • Partial flooring changes and restoration (including traditional flooring elements)

  • Electrical updates

  • Cabinetry improvements

  • Complete furniture redesign/selection

  • Curation + styling for a cohesive guest-ready look

Existing Space Assessment

Key Pain Points Before Renovation

  • Multiple damages across the property needed rectification

  • Flooring required partial rework, including areas of red oxide flooring

  • The interiors lacked a cohesive design identity suitable for an “upscale heritage stay” standard

Design Approach – Tropical / Coastal + Traditional Indian Interiors

Because the property has deep heritage value, the approach was to amplify what already belongs: materials, craft, and a tropical rhythm while editing the space into something visually consistent and guest-friendly.

The Design North Star

A tropical coastal mood grounded in traditional Indian interiors, using natural textures, breathable materials, and heritage-compatible finishes.

Material Direction (Premium, rooted, tactile)

The material palette leaned into craft and warmth:

  • Red oxide flooring (restored/renewed in parts)

  • Athangudi tiles

  • Clay accents

  • Spun bamboo + brass lighting

  • Solid woods: teakwood, rosewood, neemwood

  • Cane furniture details

  • Sisal rugs for texture and durability

Key Spaces Transformed

Instead of a long room-by-room (since we have limited room-specific notes), this section stays SEO-strong and complete.

Dining Hall (The hero transformation)

The dining hall was treated as a signature “memory space”. A place guests instantly associate with the home’s character.

What changed:

  • Traditional floor seating for an immersive, heritage-led dining experience

  • A tropical wallpaper installation to bring the “coastal” mood into focus

  • New tiled flooring for visual impact and easy maintenance

  • Bamboo lamps for warm, atmospheric lighting

  • Doors were repolished to retain authenticity and add richness

Cost, Timeline, and Deliverables

  • Budget Category: Premium

  • Timeline: 4 months

  • Deliverables: Interior renovation design consultancy; covering design direction, selections, styling guidance, and execution-ready coordination support.

Challenges and How We Solved Them

  • Challenge: Damages and age-related wear in a heritage structure
Solution: Repair-first approach with heritage-compatible material upgrades and selective flooring restoration

  • Challenge: No cohesive interior identity for an upscale holiday-stay benchmark
Solution: A unified tropical–coastal narrative using consistent natural materials, lighting, and curated furniture/styling

  • Challenge: Balancing guest durability with heritage sensitivity
Solution: High-wear materials that still feel traditional (tiles, solid woods, cane, sisal, brass/bamboo lighting)

Why This Project Stands Out

  • A premium renovation that respects and enhances traditional Malabar architectural character

  • Materials chosen for both authenticity and hospitality durability

  • A cohesive tropical coastal story suitable for professional holiday-home operations
